Our Services Include all the marketing, showing, leasing, rent collection, maintenance and vendor coordination and Accounting. Our fee structure consists of a percentage of collected rents and a leasing fee when the property is vacated. You do not pay when your property is not generating income.

Prospect tenants are qualified by credit report assessment, employment and income verification and previous residential history. Our screening process will make sure our owners receive high-quality individuals as tenants.
One Time Tenant Placement

LCRE&FS will collect rent and disperse to owners on or around the 12th of each month. We will prepare monthly and year end statements for each unit. Our web based system allows our owners to access invoices and statements anytime online. We offer tenants the option to pay online to ensure payments are received in a timely manner.
Upon owner’s approval, evictions are initiated and coordinated with a local attorney for non payment.
We employ an in-house maintenance crew. We have an established routine, move out/in inspection program and will respond to all maintenance requests and emergencies from our tenants within 24 hours. A qualified technician will investigate the problem and communicate the findings and recommendation. Upon owner approval we perform all maintenance and repairs needed. We can also handle all major renovation projects.
LCRE&FS will advertise available units in print and internet to keep downtime in between vacancies at a minimum.
